  • Chimneys – When it comes to leaks, the area around the chimney is definitely the most problematic one. A leak in this area could occur for a variety of reasons — from problems with the flashing of the chimney to old caulk and cracks.  In order to find the reason for this problem, the entire area around the chimney will need to be inspected carefully.  In case the reason for the leak is the old caulking or sealant around the base of the chimney, a repair can usually be made by simply peeling off the old material and applying new.  The flashing should also be checked for cracks or additional damage and replaced if necessary.
  • Leaks around skylights –  Skylights are great but if installed improperly, they can also cause problems.  Moreover, leaks around a skylight may not be easy to find and so they should be checked and inspected carefully. Most leaks here will occur in the flashing as this is where the roof and the skylight interconnect.   • Leaks in roof valleys – A roof valley is the area where two parts of the roof of your home intersect. This is a more delicate area, which requires special attention. Most roofs have metal flashing that has often been improperly installed.
